We keep properties on hand so when an investor is ready there is no delay in the sale. All of our properties are newly renovated so you're sure to find an investment property that fits best for you.
  • 2Property Assessment

    We help you do all the hard stuff. We will provide our professional assessment to determine the rental value of your investment property. Keeping your rental property in the right price range to stay competitive with the market is important for your overall return on investment. At this time we begin the tenant placement and leasing process.
  • 3Marketing

    We will market your property as if it was our own. Your property will be professionally photographed using MatterPort 360 tour technology. This allows us to make a virtual tour for your property to differentiate your property from the rest. We will market your property on various websites, social medias, and you typical ILS.
  • 4Tenant Placement

    One of the most important steps in the process is tenant screening. We screen all tenants thoroughly to find a qualified candidate for your property. We run background checks on credit, criminal, and eviction histories. This can include looking for things like liens, judgments, and collections. Making sure we check for these things is the upmost priority. In our experience our thorough background checks have been proven to eliminate most problem tenants before they even have a chance to rent. We abide by all Fair Housing Laws.
  • 5Leasing

    After we accept an application for your tenant we send them a link to access our renter portal. From there we will have them sign our lease and pay any deposits and move in fees. After this we verify the utility transfer has taken place. In single family homes the tenant is in charge of paying all utilities, but in multifamily homes the investor may be in charge of paying water and sewer. We require all tenants to have renters insurance. After we ensure that everything's been signed, paid, transferred and verified we will meet the tenant on site to hand over keys.

    Our maintenance services include electrical, plumbing, roofing, repairs, unit turnover, and service calls. Before a tenant moves in we provide a walk through by our management team to make sure everything is in order and a walk through after move out by our in-house construction company Tom's Complete Construction Company to make sure everything is still in good shape. Since our maintenance team is apart of our in-house construction company, our team knows your property inside and out so you can trust your investment is taken care of. We also offer an additional service we call preventative maintenance. With this service we would decided how frequently to set up inspections to do things like change the HVAC filter and batteries in the smoke detector. If during our inspection we see any problems we will provide repairs or issue a violation as needed.

Rent Collection

Rent collection can be a headache but with RentFAM it's not. With the use of our online tenant portal it has never been easier for renters to pay. With the convivence of being able to pay online we have noticed that there are less instances of late payments and other disasters like a lost check.

In the off chance that a tenant has not paid beyond the grace period decided in the lease, we will collect the late fees and normal rent amount. In the unfortunate event that a tenant stops paying rent then we will assist in the eviction and re-renting process.

Financial Reporting

Our owner portal makes it easier than ever to see how your investment property is doing. We provide monthly owner statements that contains details of the simple cash flow of your property. Here you will find things like copies of any bill or invoices that were necessary. Additionally to this you will see your tenants rent collection and processing, as well as the rent payment history on your property.

At the beginning of each year you will also receive any tax information or statements including 1099's. For investors that are looking for an even more passive investment we also offer utility management for an additional fee where we process all utilities on your behalf.

1How long does it take to fill a vacancy?
While vacancy is largest dependent upon the condition the apartment is left by the previous tenant, we are confident that we can typically turn, market, and sign a lease on a vacant unit in a 30-day span.
2How do you screen tenants?
All tenants come into our management system first as applicants. All applicants are screened against our qualification criteria taking into account such factors as rent-to-income ratio, credit history, rental history, as well as performing a background check.
3How do you advertise your properties?
We advertise your property on various websites, social media, and typical ILS.
4How often are property visits conducted?
We conduct inspections before and after move-in. We also offer an additional service to conduct a specified number of inspections to make sure everything is functioning properly.
5How do you make sure a tenant is taking care of my property?
Our management team, along with our in-house construction company, offer an optional preventative maintenance inspection service (charges apply) whereas you are in control of the frequency of visits (quarterly, bi-annual, or annual). This service includes an inspection of the interior and exterior, noting unit cleanliness, number of occupants, pets, etc. Further, we will inspect and change smoke detector batteries and HVAC filters when necessary.
6What services do you provide?
We provide marketing, tenant placement, leasing, maintenance, turnovers, financial reporting, rent collection, and assistance with evictions if needed.
7What types of properties do you manage?
Our company manages various styles of residential and multi-family rental property. We typically place tenants for long-term rentals, but also offer mid-term rental options as well.
8How do we determine the rent?
Beyond taking into account pricing of the large concentration of rentals we have in our target markets, we regularly perform market studies looking at factors such as price per square foot, number of bedrooms, baths, etc. Taking all of that data, we list a rental price that places us competitively in the neighborhoods we rent in.
9Who takes care of the lawncare and snow removal?
In single-family rentals (SFR’s) and most 2-4 multi-family properties, snow removal is the tenant's responsibility. Lawncare in SFR’s is the responsibility of the tenant. For any multi-family property of 2 or more units, lawncare is the responsibility of the owner/landlord.
10How will I stay informed about what happens to my property?
At the turn of each month, an owners statement is generated and reviewed for accuracy. This will give you a view of the cash flow transactions that occurred throughout the previous month.
11How do you handle maintenance requests?
Maintenance requests are submitted through your tenants online portal and delt with as soon as possible. In the event that the damage is costly, anything over $1,000 needs to be approved by you the owner.
12How am I protected if the tenant damages the property?
All tenants are required to carry renters insurance upon moving in. Upon a lapse in coverage, our management system allows us to enroll tenants into a master policy that covers the landlord’s interest in the case of property damage where a claim is needing to be filed.
13How is rent collection handled?
Our company handles rent collection. Your tenant will submit their payment through our online portal so there is no need to worry about a lost check.
14What type of reports will I receive?
You will receive an owner statement each month which tracks the cash flow of your investment property. You will also receive a copy of any invoice or bill paid by us on your behalf.
